Off Market Deal FAQs
What does off-market mean?
In real estate, off-market means a home isn’t listed publicly on the MLS or major listing sites. This could be because the seller wants a private sale, has temporarily taken it off the market, or it’s already sold. If you’re looking for exclusive deals, off-market properties can be a great way to find hidden gems before everyone else knows about them.
How do I find off-market properties?
Finding off-market properties isn’t as easy as browsing regular listings, but that’s what makes them great! The best way to stay in the loop is to check this page often, subscribe to our off-market property emails for exclusive listings, or reach out if you’re looking for something specific. We can help you find properties before they hit the market.
Are off-market properties cheaper?
When we secure a home under contract, we’ve already done the homework—analyzing similar properties that have sold in the last 0-120 days. If a property is under contract, it means the seller has already agreed to a set price.
We aim to price properties in a way that leaves room for profit while still being fair to the market. Our goal is to negotiate the best possible deal. When we wholesale a property to another investor, we’re essentially selling the rights to that contract (also known as assigning the contract) to the buyer.
The best part? You get access to properties that most buyers never even see!
Why do sellers list homes off-market?
How do we make money?
When we make an offer on a home, we factor in an assignment fee while still ensuring there’s enough room for the investor to make a solid profit. But if you’d rather partner with us on the project as an investor, we’ll waive the assignment fee and work out a different fee structure instead.
